RM13.80 per square foot? Rawang rep demands answers on Ayer Hitam land deal as public complaints surge

Lawmakers urge Selangor government to clarify 169-acre development near forest reserve

KUALA LUMPUR – Rawang assemblyman Chua Wei Kiat is pressing the Selangor government for explanations over the controversial 169-acre development adjacent to the Ayer Hitam Forest Reserve, as public concern continues to rise.

Chua, supported by Subang MP Wong Chen, is seeking clarity on the land’s transfer from Permodalan Negeri Selangor Berhad to Perano Properties Development Sdn Bhd.

The lawmakers are calling for details on how the land was degazetted, the transaction price, and the estimated cost of potential reacquisition.

“On my request, he has kindly submitted a question for the upcoming State Legislative Assembly, which will start on 20th April 2026,” Wong said at a press conference in his Subang office.

“This query will compel the state to respond officially.”

The issue has drawn strong public backlash, with 7,541 complaints lodged by constituents opposed to the project.

“To date, we have received 7,541 complaints from constituents objecting to the development,” Wong said, marking this as the fourth statement by the lawmakers on the matter.

He expressed frustration over the Selangor government’s lack of response to previous letters sent on December 16, 2025, January 6, 2026, and March 16, 2026.

“With this submission, the Selangor Government has no choice but to reply to his query as a State Assembly Member,” Wong added.

Lawmakers have also raised questions about the land pricing, citing data from the National Property Information Centre (NAPIC).

“Our search on the NAPIC, a government agency under MOF, showed that the lands were sold at RM13.80 per square foot. I want the Selangor Government to verify this,” Wong said.

He suggested that, if the price is confirmed, the state should consider reacquiring the land. “RM13.80 per square foot is very cheap,” he said, noting that a partial buyback could target sections with steep slopes, while a full reacquisition could cost around RM193 million.

“What we propose to our government in my third letter is very simple. Buy back the land at RM13.80 plus 6% interest or 8% interest, whatever they feel they have to pay Jakel, for their time of holding this land from 2012 and 2019,” Wong explained.

He warned that continued silence is fuelling public frustration.

“But keeping silent and not confirming whether they sold the land for RM13.80 is not going to placate my angry constituents,” Wong said.

“Tell us. Once you give details, you show transparency and accountability, we can sit down as rational members of parliament, rational ADUN (assemblymen), to find a solution for 7,000 complaints.”

“I will continue to press my own Pakatan Harapan government of Selangor for answers and better accountability.”

Residents voice concerns

The press conference was attended by Awies Ung, head of the Pusat Bandar Puchong residents’ association, and local resident Kathryn from Bandar Puteri 9.

Ung claimed that Kinrara assemblyman Ng Sze Han had denied knowledge of the project during his recent Chinese New Year speech and refused to accept signatures from residents opposing the development.

“But he never entertained us, especially people like me. About the signature also, he said that he doesn’t want to accept the signature. Directly,” Ung said.

Kathryn urged the government to buy back the land to secure a greener and safer environment for future generations.

Earlier, Wong had sent a second follow-up letter to the Selangor State Government regarding the proposed development, citing a lack of response to prior enquiries. – April 16, 2026
